What is required to make a reservation?
Once you have chosen your Orlando vacation rental home you may book directly online 24/7. Simply click on the BOOK IT NOW option and follow the prompts. If the Windsor Palms Villa of choice does not state this, then please email us at [email protected] or call us on 888-516-0888 and we will gladly assist you.
When making your reservation we require a $250.00 non-refundable deposit, which is applied to your total booking amount. The balance of the payment will be due 30 days prior to check-in and is non-refundable at that point.

Will I stay in the Orlando area vacation home I have specifically chosen?
Yes.  If you have chosen and booked a specific Windsor Palms Villas Vacation Home of your choice you will stay in that very vacation home. If for some unforeseen reason we have to move you to another Orlando vacation home you will be located in a vacation rental of similar style and/or location. If this is not possible then a full refund will be offered.  

Where are the vacation homes located?
All homes listed on the website are located in the Windsor Palms Resort community which is one of the closest communities to the Walt Disney World theme parks. Further Disney vacation homes located in the Kissimmee and Davenport areas can be found on our sister website More details can be provided on the specific location of particular homes if required.

Can I smoke in the home?
All of our vacation homes have strict No Smoking policies. You may smoke in the pool area and most homes provide ashtrays outside for your use.

Are the Homes Licensed for rental?
Yes, all of the vacation rental homes under our management are licensed according to the Florida Department of Business and Professional Regulations. We also hold Operating licenses for each county in which our homes are located.
Windsor Palms Villas is also licensed to do business in the State of Florida.
Check-In / Check-Out

Our homes are self-catering and check-in is quick and easy! Arrive, check-in, and make yourself at home. All of our Windsor Palms homes operate on a self check-in basis, allowing you to go to the home without checking in at the reservations office. Once you have paid your reservation balance in full you will be emailed a document containing the check-in details for the home you have reserved. These instructions will include either a code which can be entered into the electronic lock on the door or a code for the lockbox which holds a key to the home.  Additional details such as alarm codes if applicable, Wi-Fi codes, etc. will be sent in the same document.
Check-In and Check-Out Times:
Check in is 4:00 pm. Check out is 10:00 am.

Checking out on time is vitally important for our housekeeper's and inspector's schedules. They need time to prepare the home for our next arriving guest on that same day of your check out. Early check-in or late checkout can be arranged for a fee if the home is available. Please contact us in advance to verify prices and availability. Requests can only be approved if the home is available and some restrictions may apply. 
Pet Policy

We love pets and understand they are members of the family too and travel with you.Most of the homes listed on are not pet friendly but we do offer a limited amount of pet friendly vacation homes, which provide a comfortable and safe environment for your pet. Even some of our most luxurious homes allow pets.

Pets are only permitted in our select pet friendly properties. There is a nominal fee of $250 per approved pet, which is charged at the time of reservation. This fee is non-refundable and helps cover the cost of cleaning the carpets, furnishings of residual dander and pet hair. Some breeds are prohibited even in pet friendly homes (rotweilers, great danes, dobermans, and St. Bernards).

What To Expect
If you've never stayed in a vacation home before, you will be surprised at how much space everyone has to spread out and how much more relaxed your vacation will be in a home away from home. You can expect a home that is clean and equipped with all of the basic furnishings, bedding and linens, a fully equipped kitchen to prepare and enjoy meals, cable TV, Wireless internet, and a private or community pool. Some homes also have games rooms or spas by the pool.
  1. Bedding and linens: Comforters, pillows, blankets and sheets are available. Bath Towels are also provided for your use.  
  2. Kitchen supplies: Basic cookware, dishes, glass ware, cutlery, utensils, are provided. All home kitchens are also equipped with a stove, a microwave, coffee maker, blender, toaster and basic amenities. We don't provide specialty appliances such as food processors, slow cookers, crockpots etc.
  3. TV programming: All homes in the Windsor Palms Resort have basic cable provided through Comcast.  
  4. Internet: All of the homes on our website have high speed internet in the home.  Wireless internet is provided free of charge as a convenience for our guests.
  5. Pools: All private pools are serviced once per week by a certified and licensed technician. Pools are chemically treated and balanced, cleaned and the deck is also cleaned down as necessary. Homes with a spa or hot tub also have those treated weekly by the same technician. We ask that you please do not tamper with any pool equipment and call us if you have any questions or concerns, Pool heating can be added for a fee if required during the cooler months.
  6. In house supplies: As the homes are self-catering they ae stocked with basic starter supplies only. Each home will have a small bar of soap in each bathroom as well as one roll of toilet tissue. All trash cans will have a liner in them and there will be a roll of kitchen paper and a couple of dishwasher tablets supplied. The laundry room will also have one small box of detergent supplied so that you can start a load of laundry before having to purchase further supplies.

What To Know About Florida Before You Visit


Florida temperatures are typically high all year round with the hottest months being June – September. Humidity levels are high and there may be thunderstorms or lightning during the summer season.
Remember to hydrate throughout the day by drinking plenty of water and to use lots of sunscreen. Even on a cloudy day the sun can burn you!

What's the address of the home?

To ensure our guest's safety at all times and the security of our homes, the actual property address is provided once a reservation is finalized. However, we understand the importance of location to our guests, and therefore provide online maps for each property showing approximate location. You can see the location of all our homes together on our interactive property map. Upon finalization of your reservation, you will receive your check-in packet via email which will include address, driving instructions, map, specific details about the home, and how to check-in.

What comes included with the home?
Most of our homes are equipped with our standard amenities. However, some amenities vary. Refer to property details for more details. Generally, each home includes bedding and linens, basic kitchen supplies, travel-size bath amenities, satellite or cable TV, internet,  and select homes include a private spa. Select luxury homes provide a game table, a movie theater, or swimming pool. While searching for a home on our website, we make it simple for you to find the home with the amenities you desire. Filter your search by selecting the amenity check boxes you desire and only the homes that have these amenities will appear. Choose the Windsor Palms villa that best suits your needs.

What is the maximum sleeping capacity in your homes? How is this total calculated?
The listed maximum sleeping capacity is the maximum number of people that can be in the home at any given time during your stay day or night. This is calculated based on the number of total people the home can sleep (double occupancy - two to a bed), including beds and other alternative areas to sleep such as sofa sleepers and futons.

Do infants and toddlers count towards the listed maximum occupancy?
No. Children under 2 years of age we assume will not require a bed. Pack 'n plays are available for rent for $35/stay. Contact guest services to make arrangements.

Are there towels and linens in the home?
Yes. We provide bath towels and linens for all guests. Some homes also provide beach towels and extra items such as bath robes. We also offer a washing machine and dryer in the home with one complimentary travel-size detergent for easy laundering.

Do you have pack 'n plays/cribs in your homes?
We don't provide cribs in our homes. However, we offer pack 'n plays for rent for a fee. Advance notice is required as there is a limited supply available and they sell out during peak seasons.

What is your parking policy?
Please park in the garage or on the driveway only if possible. There is additional on street parking available outside of most homes and in the general communal areas near the condos and clubhouse. Please obey law enforcement rules and park in the direction of traffic and do not block mailboxes or driveways.

What if there is an emergency and we need service after-hours?

Our homes are self-service. For emergency after-hour service, please call the Windsor Palms Villas office at (888) 516-0888 or (407) 809-5661. If no one immediately answers, leave a message with your name, contact phone number and the reason for your call. We have staff on-call after hours, and they frequently check their messages and will respond quickly.  

What's Required To Reserve
Your full name, address, phone, credit card (Visa, MasterCard, Discover, American Express), a signed rental agreement (if booking online, check box agreeing to terms/conditions), and $250 deposit at time of booking. The remaining balance is due 30 days before arrival. A copy of the credit card and associated photo ID are also required prior to receiving check in details.
